Kate Thomas — Upper Arlington real estate agent

About Kate

Someone who knows
what it means
to move well.

I'm Kate Thomas — a licensed real estate agent with Keller Williams serving Upper Arlington and Central Ohio. My approach is simple: before anything, we plan. Whether you’re buying, selling, or deciding which step should come first, I’ll help you move forward with clarity and confidence. At every stage, my focus is on protecting your interests and achieving the best possible outcome, not simply getting the transaction to the finish line.

My Story

Where I started — and
what I understand best.

Real estate has always felt like a natural fit for me because it brings together what I know best: homes, business, and helping people navigate meaningful change.

I grew up watching my father build and remodel homes, which gave me an early appreciation for quality, craftsmanship, and the decisions that shape how a home lives and feels. That foundation stayed with me when I began my career in new home sales with a local homebuilder in 1999, and it has influenced every role I've held since.

Since 1999, I've worked across nearly every dimension of real estate and the industries that surround it, including new construction sales, condominium conversions, leasing, mortgage and financing, business development, and sales leadership. Before returning to real estate full-time, I spent over a decade in staffing and recruiting, where I learned that the most important thing in any high-stakes transaction isn't speed or volume. It's trust, communication, and knowing exactly what your client needs before they have to ask.

That background gives me something most agents don’t have: a genuinely well-rounded perspective on how a real estate transaction actually works, from financing and inspections to preparation, negotiation, and the moment you hand over the keys.

Today, I work with clients throughout Upper Arlington and Central Ohio who are making meaningful next moves, whether that’s a luxury sale, downsizing, relocating, or finding a home that simply needs the right person to see its potential. I work especially well with clients considering whether to down-size, out-of-state relocations, and anyone who needs a steady hand and honest guidance through a process that can feel overwhelming from the outside.

The goal isn't just to sell. The goal is to move well.

How I Work

A methodology built on
preparation, not hope.

Most agents put a sign in the yard and wait. My approach starts weeks — sometimes months — before anything goes to market or before we write a single offer. Every move I help clients make begins with a plan that accounts for what they want, what the market will bear, and how to get from here to there with as little friction as possible.

"The best outcomes don't happen by accident. They happen because someone thought carefully before anyone acted."

01 —

Listen First

Before I talk strategy, I listen. Where are you in life right now? What does the next chapter need to feel like? Understanding that shapes everything — from which neighborhoods we look at to how we price and position your home.

02 —

Build the Plan

Every client situation is different. I build a specific plan — timing, sequencing, preparation, positioning — before anything moves. That plan becomes our shared roadmap. Nothing happens on instinct; everything happens by design.

03 —

Execute with Precision

From preparation through closing, I stay close. I'm not a handoff agent — I don't bring in an assistant when things get complicated. You deal with me at every step: showing feedback, offer negotiation, inspection response, appraisal gaps, closing timelines.

04 —

Stay Through the Finish

The relationship doesn't end at closing. Many of my clients come back for their next move — or refer a neighbor, a sibling, a colleague. That's not a marketing strategy; it's what happens when someone actually does the work they promised.

Market Expertise

Upper Arlington is home.
Central Ohio is my territory.

Upper Arlington is more than a market I serve. It is the community I call home. I have lived here, raised my family here, and experienced firsthand what makes it so special. The beautiful homes, tree-lined streets, schools, and amenities are all part of its appeal, but the people are what truly make the difference. There is a strong sense of connection, pride, and community that continues to draw people here and makes so many want to stay.

Upper Arlington’s architectural character is also a large part of its identity. From mid-century ranches and Cape Cods to Tudors and traditional colonials, buyers are often looking for a home that feels distinctly Upper Arlington. That makes presentation, condition, pricing, and positioning especially important. I have experience preparing, pricing, and selling homes throughout the community, from homes in the $500s to properties well over $1 million.

The Upper Arlington school district is another important part of the value buyers place on the community. Its reputation creates strong demand and can support a meaningful premium, even when comparing homes just outside the district. Because I know the community personally and professionally, I understand how to communicate that value and position a home in a way that connects with the buyers who are most likely to appreciate it.

Primary Market

Upper Arlington

Upper Arlington's architectural character — the mid-century ranches, tudors, colonials, and cape cods — attracts buyers who are specifically looking for that identity. That makes presentation, condition, and positioning more important here than almost anywhere else in Central Ohio. I've priced, prepared, and sold homes across Upper Arlington's price spectrum, from the $500s to well over $1M.

The school district functions as a pricing factor that's difficult to fully quantify — but I know how to position it. Upper Arlington City Schools rank among Ohio's top districts — #19 of nearly 600 statewide (Niche, 2026) — and that reputation supports a real premium even on homes that are otherwise comparable to those a mile outside the district line.

"Upper Arlington isn't a market I learned from a spreadsheet. I learned it by working in it — and that difference shows up in every conversation, every showing, and every negotiation."

My Clients

Not a transaction.
A partnership in your story.

A move is rarely just about real estate. It's about a chapter ending and another beginning — and sometimes both at once. The clients I work best with understand that. They're not looking for the fastest path. They're looking for someone who will think alongside them, tell them the truth, and stay close until it's done.

I work with families ready to upsize and long-time homeowners thinking about what comes next. I work with buyers who've been waiting for the right fit and sellers who want to know their home is being launched — not just listed. What they share is this: they want someone who can say here's what matters, here's what to do first, and then stay close until it's done.

I'm not a high-volume agent. I keep my client load manageable on purpose — because the work I do requires real attention, and real attention requires real availability.

Kate was extremely knowledgeable and helpful in finding my fiancé and I our dream home! She was there for every question we had and provided an answer quickly. We couldn’t thank Kate enough for everything she did for us in buying our home! We would highly recommend her to any home buyers, she’s a pleasure to work with!

"

Kate helped us find our new perfect home and sell our home of 30 years. She listens to your needs and does a very professional job. Kate went above what was expected and made our transition a smooth experience. It doesn’t always happen but with Kate’s excellent marketing of our home we had an offer in the first 12 hours SOLD! I recommend Kate Thomas to anyone looking to buy or sell!

— Downsizing Seller & Buyer · Powell, OH

"

We worked with Kate for 6 months buying our first home from out of state. She made it an easy experience. Kate is kind, professional, readily available, and a strong advocate for her clients. We will definitely be calling her again if ever we find ourselves back in the market and I would recommend her any day to my friends and family.

Common Questions

What clients ask before we begin.

Look past the sales pitch and weigh three things: how well they know your specific market, how clearly they communicate, and whether they lead with a plan or just a sign in the yard. Ask how they'll prepare and price your home, how they handle negotiation and inspections, and who you'll actually work with day to day. The right agent tells you what matters, what to do first, and stays close until it's done — they don't hand you off when things get complicated.

Having someone represent your interests matters, especially in a competitive market. A buyer's agent helps you find the right home, structure a strong and protected offer, and navigate inspections, appraisal, and closing. As of 2024, buyers and agents typically sign a written representation agreement up front that spells out the scope of work and how the agent is compensated; commissions are negotiable and not set by law. I'll walk you through exactly how that works before you sign anything.

Relocations are where good planning matters most. We start with a conversation about your timeline, your must-haves, and the trade-offs between neighborhoods, school districts, and commutes you may not know yet. I can tour homes with you virtually, share the honest local context listings don't show, and coordinate the details so arriving from out of state feels organized instead of overwhelming.

Downsizing is rarely just a real estate decision — it's about what the next chapter should feel like, and it often means selling a long-held home full of memories. The difference is pace and care: we plan the sequence (sell first or buy first), think through what "right-sized" actually means for your life, and connect you with trusted help for the parts beyond the transaction. I work especially well with clients making this move, and the goal is always to move well, not just quickly.

Upper Arlington is my primary market — where I know the streets, schools, and price tiers best — but I work throughout Central Ohio, including New Albany, Dublin, Powell, Grandview Heights, Worthington, Westerville, Bexley, Hilliard, and Pickerington. I work across price points from the $400s into luxury homes above $1M, with particular focus on sellers, move-up buyers, downsizers, and out-of-state relocations.

With a team, you're often passed between an assistant, a showing agent, and a transaction coordinator. With me, you work with me — at the showing, the negotiation, the inspection response, and the closing table. I keep my client load manageable on purpose, because real attention requires real availability, and the details in a high-stakes transaction are exactly where things go wrong when nobody's paying attention.

Earlier than most people think. The best outcomes start 60 to 90 days before a home goes to market — enough time to prepare, price, and position without rushing. For buyers, an early conversation means we're ready to move when the right home appears instead of scrambling. There's no cost or commitment to starting the conversation early; before anything moves, we plan.
